Can someone tell me what is called managed application or unmanaged ?
What the differences ?
How to do one or other in a msi file ?
If it's too long too explain, where can i find description ?

from the Platform SDK glossary...
a managed app. is one in which system ( or elevated ) privileges are used to install.
on nt v4/w2k an app. is managed if a per-machine install is performed ( or if the app. is published or assigned using gpo ).
