msiexec and Properties

For my setup i want to start with a given target-directory, which I give as a property in the "commandline" .
eg msiexec /i <mymsi.msi> MCMD=C:\Prog\mydir

everything works fine - but trying to supress the dialogs with /qn or /qb , the Property MCMD is not recognized and the Files are installed in the default-dir instead of C:\Prog\mydir .

Any ideas ?

When using /q command line, the User Interface sequence is not executed: if MCMD is used by an action in UI sequence, you need to duplicate your action in Execute sequence for it to treat this property during blind installation, don't forget to skip this action during Execute if it has been executed in UI.

Also remember properties are not directories.  You may need a type 35 custom action.
