I create a public property says DOTHING and initialized it to "-1" in Property Manager, and set the Value of the checkbox to 1 so that if the checkbox is checked, DOTHING hopefully will be set to 1. However initially I want the checkbox shown up as unchecked, but for somehow it consistently shown up as checked.  It doesn't matter what the initial value I set to DOTHING. What am I missing?

The checkbox is checked whenever the associated property exists, no matter which value. Remove the entry from property manager.
